Before move‑in
- Residency approval confirmed; deposit/fees paid
- Lease and community rules received and read
- Utility accounts set up (water, sewer, electric, gas, trash, internet)
- Mailing address, mailbox key, and delivery holds updated
- Parking plan for move‑in day
Day 1
- Water on; check for leaks; label shut‑offs
- Power on; label breaker panel; test GFCIs
- Test smoke and CO alarms; place fire extinguisher
- Walk the lot: hazards, skirting, steps/railings
- Photos of condition for records
Week 1
- Trash/recycling schedule set; amenity access
- Meet adjacent neighbors; swap contact info
- Speed limits, parking, quiet hours understood
- Pets registered (if required)
First 30 days
- Lot tidy: lawn/landscaping, storage out of sight
- Heat tape/insulation checked (where applicable)
- Written approvals for any add‑ons before starting
- Emergency contacts & severe‑weather plan posted
