1) Decide if a park fits your goals

  • List priorities (privacy, yard, budget, commute, schools, amenities).
  • Understand trade‑offs (park rules, lot rent, maintenance responsibilities).
  • Choose all‑age vs 55+ based on household needs.

2) Budget the full monthly cost

Plan for lot rent, home payment (if buying/financing), and utilities (water, sewer, electric, gas, trash). Ask about fees (pets, additional vehicles, amenities).

3) Find & vet communities

  • Visit at different times; talk with residents.
  • Review park rules and lease carefully before applying.
  • Look for clean common areas, safe speeds, well‑kept lots, responsive management.

4) Applications & approvals

Most parks screen for residency (background, income, credit). Be prepared to provide ID, proof of income, references, and pet information. Clarify timelines and deposits.

5) Inspect the home & site

  • Confirm the home’s age and whether it meets your state/community requirements.
  • Check tie‑downs/anchoring, skirting, stairs/railings, roof, plumbing, HVAC, and electrical.
  • Look for signs of moisture intrusion under sinks and along exterior walls.

Safety note: Codes, permits, and installation standards vary by state. Hire qualified pros for setup, transport, and major repairs. This guide is educational only.

6) Set up utilities

  • Contact utility providers for account setup and meter reads.
  • Protect water lines with insulation/heat tape where needed; verify shut‑off valves.
  • Label the breaker panel and test smoke/CO alarms.

7) Plan the move

  • Reserve movers or a truck; verify park access routes and parking.
  • Stage fragile items; secure cabinets and appliances.
  • File address change and set delivery holds if needed.

8) Day‑1 safety & setup

  • Shut off water and check for leaks at first run.
  • Light gas appliances per manufacturer instructions.
  • Walk the lot: note tripping hazards, loose skirting, drainage.
