Utility Turn-On Checklist

Call each provider at least 2 weeks before move-in. Write down account numbers and confirmation codes.

  • Water / Sewer: Confirm if billed through park or separate account. Get meter number and billing cycle.
  • Electric: Schedule turn-on for move-in day. Ask about average usage history for the lot.
  • Gas (if applicable): Schedule inspection and turn-on. Verify all appliances are gas-ready.
  • Internet / Cable: Book installation appointment. Confirm service availability at your lot.

Tip: Label your breaker panel and shut-off valves on Day 1 while systems are fresh in your mind.

Day-1 Safety Protocol

Before you unpack boxes, complete these essential safety checks:

Inside the home

  • Smoke alarms: Test each unit. Replace batteries if needed. Verify one in each bedroom and hallway.
  • Carbon monoxide alarm: Install or test if you have gas appliances or attached storage.
  • Water shut-off: Locate main valve under home and label it clearly.
  • Electrical panel: Identify breakers and label circuits (kitchen, HVAC, water heater, etc.).
  • Gas shut-off: If applicable, locate valve near meter and ensure you have proper wrench.

Outside & lot perimeter

  • Skirting: Walk around home. Note any missing panels, gaps, or damage. Repair quickly to prevent pests and frozen pipes.
  • Steps & railings: Test stability. Tighten bolts or replace if wobbly.
  • Lot hazards: Remove debris, check for uneven ground, confirm drainage away from home.
  • Fire extinguisher: Place one in kitchen and one near exit. Check pressure gauge.
